Butternut Hill, a richly historic pre-Civil War home located at 4230 Wabash Avenue in Terre Haute, Indiana, will be offered at auction on November 12, 2009.  Situated on the crest of a hill above U.S. 40 – the Historic National Road – Butternut Hill has both privacy and panoramic views. 

 Major George Bourne built the oldest portion of the house around 1830 and rented it to Dr. Richard and Francesca Blake, who then bought the property in 1853.  The place earned its name because the Blakes were Southern sympathizers – known as “butternuts” – during the Civil War (the label derived from the distinctive butternut juice dye used to color Confederate soldiers’ homespun clothing).

 Originally a one-and-a-half story brick structure, Butternut Hill grew with the Blake family.  They added a large bedroom and bath in 1886, and in 1902 enlarged again with a full second story and attic, new kitchen and porch.

The Interior: Butternut Hill has four large rooms on the first floor – a parlor/living room, a library with built-in glass-fronted bookcases, a dining room with built-in china cabinet and bay window, and a kitchen.  Smaller rooms on the first floor include three pantries with built-in cabinets (one pantry has been converted to a bathroom), a china closet, an ice room, a breakfast room/back stairs hall, and two large hallways.  A small screened porch shields the back entrance to the house.

Ten-inch  baseboards anchor the high-ceilinged rooms, where interior woodwork shows Greek Revival touches.  Fireplaces grace the parlor, dining room, library and main hall.  Upstairs, two of the five bedrooms have fireplaces. Having served for a time as a bed & breakfast, three of the five bedrooms have full bathrooms ensuite with a fourth full bathroom off the main second-floor hall.  The home’s full basement includes a furnace room with a gas furnace, a laundry room, a milk cellar plus other storage rooms.  Some of the rooms have dirt floors while others are brick or concrete.  A second gas furnace unit is located in the large attic. 

 The lot and outbuildings: A private brick drive winds through the wooded lot of 5.61 acres to reach the hilltop house, which faces west.  A two-and-a-half car detached garage and a four-room caretaker’s cottage are located to the rear of the house.

 Historic preservation covenants: Historic Landmarks Foundation of Indiana holds protective covenants on Butternut Hill which ensures the preservation of the property’s historical integrity.  Historic Landmarks Foundation must approve any work undertaken on the property that may affect its historic character.

 Butternut Hill is listed in the National Register of Historic Places and is eligible for federal and state historic rehabilitation tax credits.
